Finding your place in the wilderness. When looking for a piece of land, it is important to consider the location, surrounding area, size of the land, perimeters of the property, proximity to neighbors, and topography of the land. In our case, we prefer a quieter, more rural area so our search criteria focused on land near with lots of trees and foliage. Ideally, the land is near a body of water, which allows for fishing, boating, and other recreational activities, so this was a priority. Prioritize what is important to you. Find your wilderness.
Next, think about the size of the home or cabin on the land. We are considering a small cabin, 800 square feet or less. Another option is a tiny home. A larger piece of land is appealing because there are so many uses for the land. It helps to visit the land and envision where the cabin will go. Is the land level? Are there certain areas of the land where trees need to be removed? These are all important points to consider. For us, it was important to find at least a one acre piece of land.
Now, think about the future. Building a home requires access to utilities, septic tank, water, and roads. Ask your realtor about each of these. How deep is the water line (if known)? Is this a public or private road? Is there direct connection to utilities? Also, consider values of home in the area and if there are plans to expand or enrich the community in this area.
